1. Recent Comparable Sales, Not Just Any Comps

This is where the gap is widest, since algorithms can't see inside your home. A kitchen renovated two years ago versus original, a newer roof versus 1960s systems, these move the needle significantly.

4. Lot Size and Layout
Square footage of the house is only part of the picture. Lot size and usable outdoor space matter too, especially with buyers drawn to outdoor living. It's part of why larger Culver Crest lots command a premium, buyers are paying for the land, not just the structure.

5. Buyer Demand, Right Now
Demand shifts with the season, rates, and local inventory. Rates sitting in the mid-6% range mean today's buyers tend to be serious and pre-qualified, which works in a well-priced seller's favor.

6. Competition From Other Active Listings
If three similar homes are listed in your neighborhood right now, that directly affects how yours should be priced. It's a moving target week to week, which a snapshot estimate can't capture.

7. Why Online Estimates Are Only a Starting Point
Zestimate isn't useless, it's a reasonable first glance. But it doesn't know about your renovated kitchen, your quiet street, or the two comps about to hit the market next door. That's the gap a real comparative market analysis fills.
